You heard Me Correctly, I am not going to List your Home
This is something you don't hear every day as Realtors gather around the water cooler in most real estate offices, however it happened to me.
Recently I met with a Seller who contacted me to come over and meet with them to sell their house. While speaking with them on the phone, the Seller explained to me that they needed to down size and that the up keep of maintaining the property had become a hardship. The Sellers have lived in the property for over 20 years.
While doing my research I see in the MLS that these same Sellers have been trying to sell for a number of years now. The house is a bit dated and does not have some of the Big Ticket Items that many buyers prefer. The property has an older A/C system and no hurricane protection.
I prepare my market analysis and sit down with the sellers later that week. The Wife obviously want to sell, however the husband has a set price in his mind that is significantly higher than what the Market warrants. He is still living the Dream of 10 years ago.
I suggested that they hire an appraiser and then provided to 2 reputable local appraisers to call. A few days go by and I receive a call from the husband who told me that last year they tried to refinance and an appraisal was performed. Never mentioned that before, but its ok, so I go over to the property and low behold the Value is similar to what I proposed. The husband tells me the appraiser was an idiot and he would not list at the amount. He actually wants $100k more.
I am then told that if I won't list the home at the amount he wants he will hire another Realtor that will. I told him that I was sure there are many realtors out there who will "List" anything and I would rather not take the listing and maintain a friendly relationship rather than be another Realtor that let them down.
So, I walked away from the listing and that is ok because I don't "List Homes", I Sell Them!
