Houston TX homeowners remember the appraisal district does not care about helping you sell your home.  Every year homeowners are sent a document with the proposed value of their home.  This amount in almost every case is not the actual amount you paid for your home.  After you closed on your Houston home the appraised value had to go through an adjustment period.  The initial value for the most part is based on the land value.  You should have expected some adjustments during the first year or two in your Houston home.  In most cases there after the values evened out and would have had less drastic fluctuations.  Many buyers will always look at this appraised value and make their offer based on this value.  However, you shouldn’t worry because you should have already done your homework and should not feel bad about standing your ground.  Keep in mind at the end of the day the current market will always decide what your home will ultimately sell for.  Therefore, make sure you do your research about your house in Houston TX.  Come to a solid conclusion on the best price for your home to be listed at in your area, at that time. 

The real estate agent you choose to work with to sell your Houston home should be able to show you what has actually sold in your area.  In order for the information to be relevant these homes in Houston should be comparable to yours and the market data should be up to date.  Ask the real estate agent how much did the seller contribute for the buyer if any amount at all.  Ask the agent about the list to sales price ratio, and be knowledgeable about the cumulative days on the market of the Houston TX homes that sold and those for sale currently.  All of these factors may influence your bottom line and either help or hurt your future goals.    

Be prepared to listen to what the real estate agent has to say in regard to selling your home in Houston.  Expect the agent to listen to you as well.  If you are truly ready to sell your Houston home and are serious about it then if the real estate agent makes a suggestion about you getting your home staged and you can afford the expense then do it.  Above all else if you can do nothing else make sure your Houston home is clean, neutral, decluttered and available for touring. 

While there are other factors to consider when selling your home these are ones I see are most often overlooked or not taken very seriously.  When selling your home in today’s market these things must be in order and executed properly.
