I've been in the business of listing and selling property for over ten years now. I've seen many things.
One of the things I've witnessed in my lifetime is you get what you pay for. There is no free lunch. Many home owners have been cleverly convinced that by selling without the representation of a Realtor...they will save money. (oh oh, back to that free stuff again)
For sale by owner companies are partially right when they say. "Pay yourself, Save the commission" What they fail to represent is that the odds are stacked against that from happening. Here's why;
On average it costs more than the real estate commission to sell alone.
1. Lawyers do not work for free. When working with a Realtor, the lawyer checks our work. when working without, the lawyer does the work and you are billed accordingly.
2. News papers are not free.
3. Your time is not free.
4. Direct buyers are looking to save the same commission you as a seller, is hoping to save. Problem...there's only one commission. You can't both save it.
5. Your home stays off the market longer costing extra payments, taxes, utilities, etc. In a declining market the sudden drop in value could cost you thousands if not tens of thousands of dollars in lost equity. All in the name of: Saving a commission.
6. If you're lucky enough to find a buyer, you're in the weakest negotiating position causing you to cave in and accept less money.
7. The marlet is fluid, do you have the resourses to monitor where it's on a daily basis?
These are valid reasons why you will lose at least the commission. I have looked up properties sold without a Realtor and I was able to see just how much money they lost, in the name of: Saving a commission.
