Do you know about Listingbook?

I'm sure many of you are saying "duh", but that leaves the rest of us that haven't gotten the message yet.  Or, maybe you're like me.  I was aware of it, but ignored it because you couldn't do polygon searches.  This is just another example of me getting in my own way.  So, for the rest of us let me say, Listingbook is superior to a Gateway MLS search is about 100 ways.  When attracting Buyers, it enables us to be pro-active, unlike Gateway searches.  Because Gateway searches don't "let us know when a Buyer prospect is active" we become passive  "let them find something they like, they'll email me".  Maybe they will, but probably they won't.  Instead they'll contact their agent du jour..  Listingbook will email me when a Client is being active in their searching.  It will tell me what I need to know to email them and call them to see if they're ready to see that house, or get that loan pre-approval since they're getting closer to buying.  So, if you're like me, get out of the way, and get with www.Listingbook.com

The best way to start is to request a presentation from a Listingbook representative.  It's FREE.  You can become a Listingbook Pro for $ 150/year, which I recommend.  And to help start you out, I'm sharing (Active Rain means sharing, right?) my letter to my Gateway prospects prior to inviting them to switch to Listingbook (I don't want them to get the invitation and delete it):

"I have a free tool that might help you in your home searching.  Now, you can access the actual MLS (Multiple Listing Service) that we Realtors use everyday.  You’ll get an invite (from me) for Listingbook.com.  No longer will you have to contact me to make revisions to your search criteria.  You may make your own revisions, adjusting your search as learn more about the area and as your needs change.  Also, you’ll get full demographic information for each listing and in-depth school information as well.  There’s a lot more to it, but just set yourself up in Listingbook and you’ll see as you experience it.  And, as always, I’ll be here on the sidelines, at your service.  This system will also keep me better informed so I can “keep an eye out for you” for listings coming soon and pocket listings (not in the MLS).

Listingbook is also dynamite when servicing Sellers and keeping them informed, instantly, of market happenings that might affect their sale.

And, you can use it to attract homeowners in your farm.

Derk, thank you so much for posting this. I fully admit that I knew about Listingbook, even researched the site a bit but have just been sort of ignoring it since then [possibly because the almost daily marketing e-mails have started to annoy me ] ... By the sounds of your blog, I may just be getting in my own way, too.

Andrea, Thanks.  I learned that if I enter someone as a "prospect" (instead of a "client") I won't get so many emails.  The presenter said that I should upgrade prospects to clients if they start looking active, because then I'll want to see what they're doing.  I'm sure there's a huge learning curve, but, if I get significant response to this blog, I'll make it a point to do regular Blogs on Listingbook tips as I learn them

I would certainly appreciate it! Do you have to sign up the "prospects" or "clients" or do they do that themselves?
