How's the Real Estate Market in Ventura, California?

Hello Everybody: 

I hope you had a wonderful week.  We made it to Friday.  It’s almost Sunday and whether you are working this weekend, traveling or relaxing at home, please think safety.   

I was at Port Hueneme this week at the California Air National Guard Base performing annual training. I am a Realtor®, and a Reservist also.  I proudly wear an Air Force uniform and with over 29 years of service, I’m still going strong.  I enjoy the camaraderie and the fact that I am serving my country is a wonderful and honorable experience.  

(No, I do not fly planes. I leave the piloting to our pilots.)

People are always asking me the above because they are fascinated by our air power.  It is true that our pilots are the best in the world!  Just ask the 150 passengers on US Airways Flight 1549, piloted by Chesley Sullenberger.  That story had a happy ending because all survived!  Mr. Sullenberger was once an Air Force pilot, one of our skillful fly kings, who proved to be a master of his craft that day.

I live in Santa Clarita and drive into Ventura at least once a month.

I always wonder what the market is like in Ventura.

@Ralph:  For 12 years, I lived in Canyon Country.  I'm familiar with your area.  Santa Clarita is really a beautiful area.  You have more new construction than in the San Fernando Valley.  I showed a few properties three months ago from the Shangri La tract.  Beautiful homes.  Many have views.  There were a few short sales on the hill.  It can get windy up there!  Again great prices.  Now is the time to buy in Santa Clarita! 

The beach front properties have declined somewhat.  If you want a property on the front row, overlooking the ocean, expect to pay 1 million and over.  Further inland, there were some terrific deals.  Someone from northern California wanted to buy a beach front property.  Because it was located in Ventura and the Port Hueneme area, she thought that the prices would be much lower.  People don't realize that this area use to be the best kept secret.  No more!  When the valleys are hot, Ventura and Port Hueneme areas are having cooler temperatures.  I love this area!  Of course, I shop at the Camarillo Outlets!

@Ron:  Yes. It does.  Let interested buyers know that I will search the expired listings and door knock those listings if they are interested in buying.  I called the buyer on an expired listing today.  He still has a good relationship with the seller.  He had a home that was listed on the market for $399,999.  It was maybe one row from the beach, with a view of the Channel Islands.  If my client wanted to pursue it, I would have talked more with the listing agent.  The price was still good, but it was not directly in front of the beach.  According to the listing agent, you could see the view of the islands from the living room.  I was ready to negotiate!

@Jerry:  Thank you for answering my blog.  I helped a fellow active rain member yesterday.  She was searching for a beach front property in Ventura.  She lived in Ventura about 30 years ago.  She was surprised about our high prices for beach front properties.  Posting what's happening in our real estate market place alerts others who may be interested in relocating to the beach cities of Ventura County.  Although the market has declined, most likely if you want a front line beach property with a view, expect to pay at least 1 million.  Ventura, Oxnard and Port Hueneme use to be the best kept secret but not any more!
