Sun Lakes Arizona Retirement Communities consists of three Homeowners Associations formed from five major HOA's:

• Sun Lakes - Sun Lakes Country Clubreferred to commonly as Sun Lakes 1
• Cottonwood Palo Verdeformerly referred to as Cottonwood and Palo Verde
• IronOaks - formed from Ironwood and Oakwood

However, as you can see in the map above, there are many more "subdivisions" than these three. So when a Sun Lakes home is identified in a legal description, there are many more subdivision titles that may not include the primary five.  Confusing?

As an example, a subdivision entitled Sun Lakes 2, is part of Sun Lakes Country Club; while other "Sun Lakes" legal descriptions may be in any of the five HOA areas.  For instance, Sun Lakes Unit 44 is in the IronOaks HOA area.

The confusion really gets serious when an HOA area name is used for a subdivision name.  The true legal description makes no reference to the HOA, while an advertisemnt of the property may refer to the subdivision as Cottonwood Palo Verde, which is an HOA name.

Now you may really be confused.  The thing to remember is that a legal descriiption will identify the legal subdivision, while the popular description of the property will probably refer to the HOA location.
