List and selling prices decreased 7% and 5% respectively.
The median came in 14% lower and days on the market went DOWN 12%.

29% of homes sales fell in the $300K-$400K range, which has consistently been the price range most in demand. Depending on inventory in that range, if you are a seller, and supply is not too high, you are definitely in the driver's seat.
The absorption trend, which shows the number of months it would take to sell the entire inventory at the same pace, came in at 8.50 months for the last three months.

Moving forward into October there are 18 homes under deposit and 35 pending sales (under contract).
Sales too a big dip from August sales. While Trumbull does show some stability, appraisals and re-appraisals due to Hurricane Irene were all too familiar in September causing closing delays. October closings should improve with the 35 pending sales headed towards closing.
