Trumbull CT home sales just took a big JUMP. June 2016 sales were UP 32% as compared to June 2015 sales and were UP 65% since May. 

The average listing and selling prices for June decreased 6% and 5% respectively.  The median home price INCREASED 4%.  This is a good example for understanding the difference between the sales average and median home price.


Going forward, there are 37 homes under deposit and 62 sales pending strong.

The average listing and selling prices for April both went down 4%.  The median home price INCREASED 2%.  This is a good example of understanding the difference between the sales average and median home price.


Going forward, there are 53 homes under deposit and 75 sales pending, higher pendings than previous months -- a good sign for sales in June and July.

The average listing and selling prices for April went down 13% and 12% respectively.  The median home price decreased 9%.  Read here about the difference between the sales average and median home price.


Going forward, there are 76 homes under deposit and 63 sales pending, higher futures than previous months.

Going forward, there are 46 homes under deposit and 53 sales pending, forecasting better results next month.
 
The market absorption rate came in at 8.79 months which is statistically a buyer's market.   This means at the current pace, it would take 8.79 months to sell off the inventory of 167 homes.

The average listing and selling prices for January also beat out the previous year 6% and 4% respectively.  The median home price was UP 10%. 

Going forward, there are 41 homes under deposit and 28 sales pending, showing continuing strength.
 
The market absorption rate came in at 4.82 months which is statistically a seller's market.   This means at the current pace, it would take 4.82 months to sell off the inventory of 135 homes.

Where were Trumbull CT homes sales in November  2015 and how did they compare to last year?

Closed sales showed an 8% INCREASE in sales as compared to November 2014.  The average listing and selling prices for November were both UP 15% as compared to the same period.   The median home price was UP 10%.  Note that a significant outlier high sale jsut south of $1.2 million did bring the averages up a bit.

Going forward, there are 29 homes under deposit and 30 sales pending.

Trumbull CT single family home sales were sceaming in February -- UP 111.11% over February 2011.  That's certainly positive news for the Trumbull housing market.
List and selling prices decreased 6% and 7% respectively with the median going down 11%.
Days on the market went DOWN 25%.  Houses are moving!
   
 
 
 Now here's some really great news.  Moving forward, there are 25 homes under deposit and 49 homes under contract! March and April sales numbers should be fantastic as well.

So....what's UP in Trumbull CT?  The single family home sales for January 2012 were UP 22% over January 2011.  List and selling prices increased 2% and 3% respectively with the median going UP 16%.

Trumbull CT single family home sales for December 2011 were UP 22% over December 2010.  List and selling prices decreased 22% and 20% respectively with the median being down to a more realistic 6%. 
The December 2010 averages were brought up considerably by a significant outlier at $1.2 million. The high sale in 2011 was $681,500. 
So the list and selling averages were slightly inflated in 2010 which brought about a greater disparity in the year-to-year comparison.

Trumbull CT single family home sales for June 2011 EXPLODED compared to May 2011.  
Total number of houses sold went UP 110%.   

Compared to the same period last year, average list and selling prices showed decreases of 6% and 5% respectively.  The median showed a 13% decrease.   In this analysis (next chart), sales went down 16% as compared to June 2010.  However, we have to keep in mind that June 2010 was the deadline for closings for the homebuyer tax credit, so sales were artificially high.
