USDA Home Mortgage Loans - If your area qualifies you can buy for no money down and the seller can contribute to the closing costs. If your credit is satisfactory (they currently take credit scores of 640) you can even qualify for higher Debt to income ratios with these programs than with other loans. Federal Home Loan Bank - FHLBank Atlanta's Community Stability product provides up to $7,500 in down-payment and closing-cost funding to first-time homebuyers or non-first-time homebuyers for the purchase or purchase and rehabilitation of an existing home in neighborhoods targeted for stabilization by a government or special district or authority. These are offered in Federal Home Loan Bank districts accross the United States as well as here in Atlanta Federal Home Loan Bank
Georgia Dream Program - These are loans up to the full purchase price to lower income families with subsidies to $7500 in downpayment assistance paid to Protectors (Police and Firemen), Educators and Health Care Workers of $7500 and people living with disabilities. HUD Homes $100 downpayment - HUD has homes that buyers can buy for $100 downpayment and these are some pretty nice homes in some areas. These homes can be found on the HUD website Hud Homestore.com
