Princeville Kauai condo (and house) + short sale update for the week of Oct 16th to Oct 22nd

Aloha,

Just returned from a four day vacation on the Big Island celebrating my birthday and our anniversary. We had a great time touring the whole Island – stayed at a B&B in Waimea, one in Hilo and then two nights up in Volcano. What diversity that Island has. In the past, I’ve always focused on Kona but this time we looked at everything else. Even went horsebackriding in Waipio Valley.

It seems while we were traveling everyone else was pretty quiet when it comes to real estate, as there was minimal activity last week. Take a look for yourself:

New Listings:
Short sale Cliffs 2305, a 2 bed, 2 bath greenbelt unit is on the market for $299K after selling for $680K in 6/06. This unit was previously listed from 1/07 to 6/09 starting at $689,500 and reducing to $569K and again from 10/10 to 8/11 during which time it went from $339K to $299,900. Short sale Plantation 211 is new this week at $399K after selling for $595K in 6/07.

Back on the Market:
Short sale Nihilani 7B, a ground floor 2 bed, 2 bath Moana unit unfortunately is back on the market after falling out of escrow. This unit sold from the developer for $686,080 in 4/07.

Sales:
Non short sale free standing Paniolo 115 sold for $400K while priced at $425K. This unit originally sold for $550K in 6/06.

Expired:
Villas of Kamali’i 25, which sold for $625K in 3/04 expired this week after 100 market days listed at $699K.

Withdrawn:
Ka’iulani 27, which sold for $1,652,100 in 8/07 and was listed for $1.480M was withdrawn.

Price Changes:
Ka’iulani 76 was purchased from the developer in 4/07 for $900,570 and was reduced this week from $820K to $729,999. Plantation 1012, a downstairs 2 bed, 2 bath unit reduced from $549K to $499K and last sold for $560K in 12/05.

As you can see, there were four new listings, only one of which is coming onto the market for the first time, which is the 218 acre Hanalei Valley Ranch with access off Hanalei Plantation Road. If you have $15M this is an opportunity not to be missed. These views are the best on the Island, in my opinion.
