This room needs to feel inviting and open. Buyers will be looking at how to place their furniture to accommodate enough seating. People will be noticing where their personal preferences may be accommodated.
Just as men will be searching for the TV, women will be searching for entertaining/dining areas. Make it obvious. If there is a fireplace, see if you can set the furniture to highlight it.
This furniture layout needs to be open and really needs to be set up so all of the guesswork is taken out of the buyer experience.
