In Prairie Village...sales continue to be strong, with a home being sold just about every day!
Here are sales stats for November 2011, as compared to November 2010, plus new year-to-date sales figures:
In November 2011, 35 homes sold, with an average list price of $210,152 and average sales price of $200,062. Average days on market: 107.
In November 2010, 26 homes sold, with an average list price of $216,290 and average sales price of $206,731. Average days on market: 83.
Although days on market are longer and the average price is down, homes are still selling. Let’s look at year-to-date figures:
From Jan-Nov 2011, 357 homes sold, with an average list price of $216,701 and average sales price of $207,919. Average days on market: 97.
From Jan-Nov 2010, 338 homes sold, with an average list price of $224,486 and average sales price of $215,956. Average days on market: 71.
Lower average prices can be attributed to foreclosures and short sales dragging down prices, and sellers dropping prices to attract buyers. Everyone in my office agrees: there is not enough demand for homes right now. And if you do have a buyer, they are extremely cautious about spending .
