Bob & Carolin, just got back from you blog post and one thing is absolutely certain and that is..."Real Estate is local"...,most of the agents I know are busy.  While housing costs have been driven down it seems as though sellers might be not be jumping at those low ball offers tending to keep prices from falling further.  One exception might be the seller who's home has been on the market for a long time and simply needs to sell...and accepting a low offer.  In my area buyers are out in force I believe sensing that rates really aren't going much lower and same can be said for housing...but that's my area.

Bob and Carolin,  thanks for a candid and honest report.  

     I was stationed at Williams AFB (now Phoenix-Mesa Gateway Airport) in the 1970's.  The area was undeveloped; nothing but cotton fields and desert as far as the eye could see (I lived off-base in Tempe).   I get out to Phoenix once or twice per year (I have family in Scottsdale); it is amazing to see the changes.

Excellent market report Bob & Carolin, the residential markets are certainly local and many buyers and sellers appear to be getting to understand that the national reports cannot be relied upon for any specific market area.
