Do I Really Need a Home Inspection (Phoenixville)?

If you are in the market to purchase a home, the answer is probably - YES!

 When he went to refinish his basement last summer, the contractor he was hiring to do the work, pointed out some pretty serious issues with the framing beneath the 1st floor.  There were 3 I-beams that someone had cut through to allow for some ductwork. 

 

One of my previous post Squeaky Floors screamed trouble at Home Inspection (Malvern), describes this very situation that I discovered in a home inspection last year.  Cutting through an I-beam compromises the structural integrity of the floor and usually can't be repaired.  The beam has to be completely replaced.

Jeff postponed finishing the basement until he figures out what to do.  He is looking at a significant cost of repairs.  If he had opted for the home inspection prior to buying the home, he would have known about these beams and would have had options.  The sellers could have fixed this issue, he could have walked away from the home, or paid to fix it himself.  At least he would have had the knowledge upfront.. and options!home sweet home

 

The home inspection should not be the area you look to save money.  In actuality, it is often the one thing that will get you MORE MONEY off the purchase price when material defects are discovered and negotiated with the seller.

I find home inspections are also very useful for explaining how some of the mechanicals operate.  Often the prospective homeowner hasn't seen the particular equipment before and welcomes a discussion about it.

David, it is a good advice for buyers to have a home inspection after contract. I request some thing in writing from any buyers who waived their right to do inspections that were recommended.

Hi Dave-no question-get an inspection! I had one done for myself just yesterday on a property and would never have known there was a buried oil tank on the property if the inspector didn't find it. Of course in was NOT disclosed!

Chris- exactly!  I look at home inspections as educational opportunities for the buyers.  Perhaps they've never seen a oil boiler before and how to maintain one or have questions about some of the newer technologies out there like on-demand water heaters, pex plumbing, etc.

Kwee- that's smart to get that in writing because a home inspection protects you as the agent, too.  If the buyers opt out of the home inspection, you want to make sure they understood they were informed about it.

Marco- buried oil tanks are common up here, too, and that is definitely something you want to know as a potential buyer because if that oil has already started to seap into the surrounding soil... not good.

For most buyers, it is foolish to make such a huge investment without a home inspection.  Most who do usually end up regretting it.

We always advise every home buyer (including experienced real estate investors) to obtain a professional home inspection.  It is better to have full disclosure of the physical condition on the front end of the purchase.

Lisa- exactly!  These homes are such huge investments and an issue overlooked at purchase could hurt them later living in the home or trying to sell it in future.

If a buyer can't afford a home inspection, then it may not be the time for them to buy a home! You think an inspection is expensive, wait until you get the bill for something that the inspector could have found during the inspection.
