This is a market recap of condominiums and townhomes in the South Orange Grove corridor of Pasadena, California.  This area is also known as "Millionaire's Row".  This name is from earlier days in Pasadena along South Orange Grove Boulevard where landmark mansions and estates once lined this gracious broad tree-lined street.  

In this report, I extend beyond what some may consider the "prime area" along South Orange Grove Boulevard and include properties south of Colorado Boulevard and north of Columbia.  For the eastern boundary, I include Singer Park on California Boulevard and all of the streets that run parallel to California.   The western boundary for this report is the Arroyo(south of the Colorado Street Bridge). This report does not include any of the condos or townhomes in Old Pasadena or those north of the 210 Freeway(so it does not include Orange Grove Village I or II, Continental Court or any of the developments between North Orange Grove and Arroyo Drive).

Sold February 2012 -- $471,000 final sales price

In February 2012, there were four sales in the South Orange Grove Corridor and they ranged in price from $448,000(625 South Orange Grove, two bedroom, two and one half bath townhouse style condominium) to $715,000(over 3000 square foot unit at 1095 South Orange Grove) with an average sales price of $558,250 and a median sales price of $535,000.  There was one sale in February 2010, a unit at 1255 South Orange Grove Boulevard which was sold for $535,750 all cash.

There are currently 18 properties for sale along South Orange Grove Boulevard for sale ranging in price from $299,950(a one bedroom at Castlegate on California) to $1,495,000(45 S Grand Avenue historic townhome).  Eleven properties are currently in escrow with last list prices ranging from $349,900 to $995,000.    The property at $995,000 went into back-up status today March 14 and has been on the market for over 800 days.

Thanks Endre -- today marks the first showings at the unit at the Ardmore House - 480 South Orange Grove Boulevard in Pasadena.

John -- the South Orange Grove corridor(Millionaires Row) is highly convenient and because of the timing of development -there is a tremendous amount of open space in most of the complexes --- it would be impossible to develop in today's real eetate market.

Mike -- prices in the South Orange Grove area are quite reasonable if you are comparing to other upscale locations in the greater Los Angeles County area.
