My team members and I are listing agents, and when we’re invited into a home to give a listing presentation, we accept that invitation with the thought that we will be hired to market that property.  “Listing agents are marketing agents.”

It’s our job to spread the word that a new listing is on the market for buyers and their buyer agents to view.  It’s our job to market that property to any group of buyers who will be attracted to the property.  We need to make that determination before we start marketing.  Niche marketing is often the method of choice. 

Many agents refer to their jobs as salespeople, and I can fully understand that description for a buyer’s agent.  However, a listing agent is NOT a sales agent but IS a marketing agent, first and foremost. 

We need to search for the right buyer before we can close that buyer on purchasing the property.  When a listing agent gives a listing presentation, that listing agent is presenting his/her marketing methods.  We are “promoting our marketing” to the seller to close them on allowing us the opportunity to market their home. That’s a mouthful of marketing, but that’s the hat we wear, isn’t it!!

Barbara ....I love your posts, but I believe no matter what you do you are selling yourself every minute of everyday whether you are a listing agent or a buyers agent .....Tell Rocky that Spud and Waffles say HEY!

Hi Barbara...for many years we have worn all the hats, Marketers, Sales People, Managers, Mortgage advisers etc.. Doing just one of these jobs is enough for any Realtor now a Days.

Rob....Rocky says "back at ya"..... we ARE always selling ourselves, but if you don't sell your marketing to the seller, you won't have a listing to market..... it's more important that the seller be sold on your marketing than you....I've met some fairly lame agents who could market well, and they won with no personality.

Barbara: I have never liked the idea of being called a salesperson, although we clearly are that to some degree.  I prefer to hang my hat on marketing agent.

Anita....if you list property, I'd consider you a marketing agent....if you show buyers homes, you're a salesperson....in my opinion...

I agree with you totally Barbara (I often do lol :) ).  Just like a recent post stated...we don't sell houses, we sell our services and as listing agents, much of that service involves marketing!

Very well put. Sometimes I call agents who do not do any marketing 'secret agents'. Secret agents don't get the listings, since they are usually undercover.

Barbara, I agree, you and your firm are definately marketing agents....I too think how can I market for you! Marketing sells, lists and listing agents are just like grocery lists, some things you get, and some things you dont!
