Predominately during the year end holidays, the real estate market in Central Florida takes a few weeks off. Not so this year. Web traffic is up and buyers are getting off the fence and they are looking for great deals. With so many homes on the market, and sellers jocking to be the cheapest, buyers are finding great deals in Kissimmee and Saint Cloud, Florida. wreath

Our telephones at The Resident Team has been ringing daily with many buyers looking for a second home. Foreign buyers are getting into the arena as well. This influx of buyers should be the start of the home sale market taking that long awaited turn.

The turn from a buyers market to a sellers market is subtle without fanfare,

Charles- There isn't a defined bottom, you are correct. There wasn't a defined ceiling either. But those who wait are the ones that will say, "If only I bought then". You have a great new year as well.

Mark, the ones that don't relocate to Florida come to Arizona! Now is definitely the time to buy - especially in 2008. Home prices have come way down, but the buyers need to have some $$ or purchase FHA. No more stated loans..........

Teri- No, we won't see the banking industry make that mistake again for a while. Stated income loans are gone for a while. May be forever. Buyers need money to buy houses now. What a concept, isn't that they way it had always been up to 2004? There are buyers out there that actually save for a down payment. Aren't those the buyers that we really want to work with. The ones that tend to move every 4-5 years. The buyers that we can actually help make our career with repeat business. Sure the market has changed, and we must change too.Change and the strong will survive. We must elevate and be the 20% of Realtors that earn the 80% of the money. Welcome 2008 and work smart. Then we will be here on Active Rain together in 10 years. Thank you for sliding my soap box over.
