The Naked Truth – or a story that softens the blow?

In Real Estate, there are systems that can remove: lead paint, Radon gas, or asbestos from a home…but sometimes a deal can’t be revived no matter how good you are at telling a story of hope.

>>>>.......<<<<......>>>>.....<<<<.....>>>>.....<<<<

Many would consider Donald to be the good brother, he allowed his elderly mother to move in with him and this meant he was on duty 24 /7. Donald had a day job a loving wife and a friendly feline named Fred. What Donald didn’t have was time away from home and sorely needed a vacation.

His twin brother David was well traveled, single and didn’t seem to have a care in the world. David had never been very responsible when it came to taking care of his mother, so it came as a great surprise when he volunteered to house-sit. Donald and his bride planned a trip and left copious notes for David to follow. “We’ll call when we reach the beach” Donald had told David as they left the driveway.

The next morning, Donald woke to a glorious sunrise on the beach where it had been way too long since he had- had his toes in the sand. Before striking out for his first day of vacation he called his brother…and asked “how is it going there”. David was rather matter of fact in his reply “your cat is dead”. Donald would have to tell his wife and she would be inconsolable. “Why couldn’t you have said Fred got out and was stuck in a tree, the fire department had been called – call back tomorrow to see how it went” and “then tomorrow tell me try as they might Fred had fallen and died…Not just your cat is dead…you are a horrible brother. I’ll call tomorrow to make sure you haven’t also burned down my house.

Day two of the much needed time away – Donald again called David and asked “how is it going there today”. David said “Mom got out, and is stuck in a tree….”

A story can be brutally honest – or soften the blow…but the truth can be a little fickle. You can dress the truth up for the prom, but she doesn’t always dance with the one that brought her.

We had a closing scheduled for tomorrow on a $500,000 sale – it burned to the ground last night. We have to call the buyer shortly…how does one soften the blow?

As the story illustrates you can soften the blow - but the truth hurts none the less.

Expectations...real honest ones are bitter sweet medicine that is needed. Keep it real.

There are tactful ways to be honest without being brutal. "You cat died" is a little on the blunt side, but perhaps a  little detail into how the cat perished can give a better understanding (and sometimes comfort) to the owners.

Thanks Andy & Joanne. it was not a good day for the real estate company, but you can only imagine how the buyers and sellers feel at this moment.

Steve...I think a few libations are in order first.

This is going to be a real mess if the buyers need to be out of their home!

Oh man- Steve sorry to hear this. The buyer will certainly be disappointed.  But there are other properties and I am sure they will find one with your help.

Not easily, they could still purchase a nice lot and build...  Not funny I know, sorry , I had a home spray painted iwth very nasty words the night before a closing a few years ago... It delayed the closing to be sure but after the insurance company agreed with went to the closing table.

Allison & Diane... (you have to both put your names on the tag line - just saying)...but back to the story, yes this was a one in a million bad luck story, and I hope it never happens to anyone else.

Oh how sad.  I had something similar happen, buyers were looking at homes, theirs was on the market.  They found what they wanted and were ready to make an offer and their own house burned down.  Not sure what happened to them, never heard from them again.

Sandra... After some time it was decided to not re-build, take the insurance...and the buyer is looking at other properties.

Well the only problem I see is saying "your house got out, got stuck in a tree and they had to burn the tree down is not very believeable...?

best of luck the next time around!

Preparing your property for sale

Hi Steve, your title caught my eye as people say that I am direct in what I say. Love the old story about the cat in the tree.  I think you might want to say something along the lines of everything happens for a reason, this one might be that you love the location and can build the house of your dreams on this lot.  Hope it all turned out for both the seller and buyer. Hopefully the buyer can wait for the insurance to come through for the seller so that they can complete the sale.

Michelle...Yes since this tragedy was a bit ago...the buyers have found something else and the seller is taking the insurance money and not rebuilding.
