What Should I Do Before Listing My Home For Sale?

 With Spring in the air many sellers are getting ready to enter the market. A common question I receive is, "what should we do before listing our home?" Let's take a minute and examine what the pre-list process should look like.

1) Call your local real estate agent-- Every market unique, so pre-list expectations can vary greatly. In my market I conduct a simple walk-thru and point out any must fix items. The home does not need to be in show condition for this to happen!

2) Get everyone on title together-- Remember how cool it was to use Aunt Daisy's good credit to get your home? Well, if she is on title she will need to sign the listing agreement. Better buy her some flowers on the way...

3) Start from the outside and work your way in--This is counter intuitive, after-all haven't we been taught from a early age that "what's on the inside is most important?" Buyers typically find your home online and drive-by BEFORE calling their agent. Got old cars in the front yard? Don't expect many showings!

4) Remove any safety hazards-- You know that light switch the kids call "old Sparky?", better call an electrician. We want to buyers to be shocked at how great a value your home is, not from the 400 volts surging through their index finger...
