A Beautiful Cape Cod in Falls Church Has Very Happy New Owners
This renovated and spacious cape cod found its new owners, my buyers, on April 14, 2012. I had shown this young couple about thirty or thirty-five homes when we found it. The buyers were looking to relocate closer to Washington, DC from their Centreville, VA location. This home was the right amount of move-in ready and newly renovated for the wife and project potential for the husband. The homes we'd seen prior were either too renovated with no projects or in need of a drastic amount of work. This one fit like a glove.
My buyers knew the house wouldn't be on the market long, so we put pen to paper the same day we saw it to make their offer. They didn't mess around. They went it at full asking price. Their willingness to trust the advice of their agent and their desire for the home had them writing this one and only offer. The Sellers accepted it with only a few changes to the original offer. Unfortunately, one counter was a loss of closing cost assistance, but that was not a deal breaker for the buyers. Why sweat stuff you don't need when your dream home is staring in the eyes?
In the end, the buyers got a phenomenal deal on the home, which appraised well over list price. The deal closed on May 9, 2012 for $525,000.
