Google page 1 position, how important is it? SURVEY...

So if you have not noticed, the latest wave sweeping the Real Estate community is to be positioned in a google search on page 1. In other words imagine you are a buyer or seller of Real Estate and you wanted to search for a Realtor or homes in your area, what would you type in as a search? Try it. Type in your area and Real Estate, and see where you place. Page 1?

 I am on page 1 for Pleasanton Real Estate. in California.

In 2007 I can attribute a few email interests and perhaps 1 sale from this position. 

I want to take a survey. Who is actively getting leads from google from having a page 1 position, and for those of you who pay a 3rd party to promote your site, is it worth it?

we're getting leads, but do not know if they are coming from google 1 or not. we're pleases withe where we are so far though.

When Experience Matters
Being on page 1 on Google is very very important if you are to have half a chance to generate calls/e-mails from would be clients. But being on Page 1 alone is not enough. Your site has to be attractive and informative to capture the interest of teh would be client. Without that you are waisting your time. We have been on page 1 for "Hemet Homes" and "Homes in Hemet" for over two years and have countless leads and many sales from our site www.missiongroverealty.com

Content is king in my opinion.  Pay per clicks, sponsored sites, etc are a waste of money I feel.  Being on page 1 with poor content means you'll be the first website people click away from.

I've found being on the first page of NON-real estate related searches has been my key.  Pleasanton restaurants, Pleasanton movie theaters, photos of Pleasanton, Pleasanton Schools...if you can get on page 1 of these searches, you'll see a spike in your hits.

My outside blog is getting 1100-1500 viewers per month according to Google analytics and I've had 2 clients in the past 3 weeks fly in from out of state to meet with me, both of whom found me on my blog by typing in odd search phrases.  My #1 search phrase according to Google analytics?  Christmas lights in Gig Harbor.

Funny, huh?

Being on page one is only a part of the equation.....

Obviously, traffic is key, but it must be qualified traffic.

Once they find you, is your site compelling?  Does it give the customer what they are looking for?  Or is it just another generic, canned website with pages of canned, generic content.  Content is king.  Local, relevant content.  Another generic article on how to prepare your house for sale isn't going to cut it - I can find that anywhere and everywhere.  If I find your site, is there something that is going to keep me on YOUR site and make me come BACK to YOUR SITE?

And, the most important thing that many people overlook......  A great presence on search results and a great website is still NO SUBSTITUTE for a good REALTOR at the other end.  A good realtor who follows up immediately to inquiries and is good at what they do.  That's the bottom line. A great website and great traffic is still not magic if you're not a good REALTOR.  Plain and simple.

It's a combination of all of the above...
