I had a funny experience the other day with a new client.

When we met, they asked me if my nickname was "EXIT STRATEGY".  LOL!

 

I thought how funny...but then it became clear to me WHY I was sitting here talking to this particular client.  They had been referred to me from another home buyer that I worked with last year.  Their take away impression of me was that I did not want them to get into a house without an exit strategy.

We had a good laugh about the nickname "exit strategy" but there really is some truth to it.  When I work with a buyer, I like to KNOW that when they call me to sell that house (which I fully expect they WILL do at some point), I don't have to walk in and say "I can't get you out of this home".  

It's THAT important and that's why we have the discussion right up front. 

Yes, I know that things change.  Sometimes you think you're going to stay 5 years and you need to sell and move in 2.  Sometimes you thought a three bedroom was enough, but now you're having twins...LIFE HAPPENS.

But getting into a house is A LOT easier than getting out of it....unless you KNOW your exit strategy ahead of time.

I too throw out my opinion when it comes to resale.  Powerlines and railroad tracks behind homes are deal breakers.  LOL

Resale is so important and many buyers don't think about it since they are just trying to find a home.

Ron, begini with the end in mind. We also look at the resale factors in the house and mention it when a Buyer is considering a purchase. Some features are enjoyable to live in and will help sell the house when it's time to move on.
