When Preparing an Offer on a Home you will have to select some service providers in the offer. Post 8 will talk about those Service Providers.
Number 8 – Service Providers.
When Purchasing a Home in California you will need to designate a Title and Escrow Company. In this area they are often the same company but they can be different companies. Title Insurance protects you from unknown liens or problems with the Title. Escrow handles the transaction and makes sure all monies and documents are handled appropriately.
In California the Buyer chooses Title and Escrow, by custom in this area the Buyer also pays these fees (It varies by area). However, some banks and institutional Sellers will pay some Title and Escrow fees if you use their selection of Title and Escrow.
You should designate which Warranty Company you want used and the type of policy if the Seller is paying for it. Generally I leave it blank as to who is doing inspections and what type of inspections will be completed, however, if the seller is paying for inspections you may want to designate who is doing those inspections in the contract.
Ask your REALTOR who are the best service providers in your area and who they have good relationships with. It does make a difference which ones you use.
