    When working with potential buyers, I will spend one day "shopping" with them - viewing homes, seeing what's out there, getting a feel for their likes and wants.  But, after that, if the buyers are not pre-approved for their new home loan, then we're just burning tire rubber and wasting precious gas (particularly at almost $4.00 a gallon.) 

   Scottsdale Cave Creek north Phoenix real estate  I got an email tonight from some buyers I'm working with.  It started out with, "I'm bummed - that home in Tatum Ranch went to contract and it was our favorite."  This is why it's not a good idea to put the cart before the horse and look at homes.  You are only setting yourself up for disappointment.  

     Particularly in a VERY HOT Scottsdale/Cave Creek/north Phoenix real estate market where the inventory is at a 7 year low and many homes are going to contract in the FIRST DAY or FIRST WEEK it's listed, it's SO IMPORTANT to be sure you're fully approved for your mortgage and you're ready to make a decision - if you hesitate, you risk the chance to buy the home you liked so well. 

     So, for these buyers, I've given them MLS internet access which auto notifies them of everything on the market.  I will spend some time talking and emailing with them.  But, we need that loan approval before we go out to view any more houses - I won't let you be in for any further disappointments.  I owe it to you to look out for YOUR best interests.
