Oh my gosh - Could that really be next to my new listing?

 

How many of you have had this experience?   I just went and listed a charming little home in a nice little gated community.  It seemed like the perfect listing... Open floorplan, beautifully decorated, immacualte, close to schools, freeway, shopping, hospital, park etc. etc.  I went in to the listing and came out of the listing appointment with a smile on my face. But then.... I left the property in a different direction than I came in.  Oh my goodness!  Night and day difference!  Take a look at what I passed on my way home....  A HOARDER LIVES NEXT TO MY NEW LISTING!   YIKES!!!!

Funny, but sad.... as I was driving around this corner lot home and looking at all of the goodies, an elderly man wearing a beat up hard hat came riding by on his bicycle with a pink basket in front with stuffed animals in it.  He got off the bike and put more stuffed animals on the bench by the stuffed bear above.   There are no words to describe the range of emotions that I felt. 

What could be worse, you may ask?   When a hoarder moves in NEXT TO YOU!    My daughter just bought the cutest little cottage home, fixed it up and listed it for sale - she actually got an offer 10% above market.  But... guess what happened 2 doors down?   Yup, someone inherited a home and started moving in....  At first they displayed a cool retro police car.... take a look....

And then they kept moving more and more items into the yard - THE FRONT YARD!!!   Look what came next...  A PONTOON BOAT & GOLF CART!    I wish I would have taken more photos - because you would just die to see what kept coming.  What would you do if these families moved in 2 doors down from you and you were trying to sell your home?   Goodness!

On the brighter side of things; however, I was doing an open house last fall, and I drove in to set up and a couple of houses down from my open house had a 9/11 display that was awesome!   It brought more traffic to my open house than you can possibly imagine!  YAY!  Don't you love it?  ....

Sometimes you can get lucky with city councils and ordinances old and new that can be enforced....and sometimes...the nightmare continues...our sympathy.

It's really fun to read everyone's comments.   I really like the "We all start out with the best of intentions and high prospects and then we open the blinds"  Also, "I guess listings can be a like a box of chocolates, you never know what you might get next door."    Clients are like a box of chocolates too!  And with some clients, don't we "need" to put blinders on sometimes?!!!

Shanna- I was watching American Pickers and I was amazed at the "stuff" these people had.  However most of these were on back roads off the beaten path.

How depressing. Many cities and counties have ordinances against that kind of rubble collection don't they? I remember a nearby city where I used to live- there was a guy a couple blocks away who fit the description, hard hat, bicycle wierd junk in the front yard. He finally died or possibly moved. Whoever took control of the property recently razed the house and cleared everything out. I expect they'll build.

Neighboring properties can definitely devalue a home that is aboslutely perfect itself.  That 9/11 display is a neat idea though.  Glad you snapped a photo of that.
