What do you expect from your REALTOR®?
Honesty, dependability, experience, knowledge & professional service - delivering “Results” that exceed clients “Expectations”, that is what you will receive from Kwee Huset REALTOR®.
There were five sets of buyers who called me within two days for help to find them a property; therefore I decided to write about what I would do to assist buyers in their real estate transaction.
Questions to pre-qualify the buyers
1. Do you have any representation by a real estate licensee/professional?
(As a buyer you need a representative to look out for your needs without any cost or obligations.)
2. Are you a first time home buyer?
3. Will you invest by cash or loan? If loan, have you been pre-approved?
4. Do you have to sell first before you invest?
5. What is your investment amount?
6. What is your dream home’s criteria? Number of bedrooms, bathrooms, garage, square footage, move-in condition, handyman & etc.
7. How many people will make the decision for the investment?
8. How soon would you like to move in to your dream home?
Properties search and showing
1. Search for properties that meet buyer’s requirement and print out for review to save time and gas
2. Check the history and projected price of the properties to avoid showing overpriced listings or properties with issues
3. Call the listing agent to check for any offers
4. Make appointments for showing
5. Educate by provide unbiased opinions with pros and cons to hold your best interest at heart throughout the process.
If buyer falls in love with the property
6. Prepare the comparative market analysis
7. Call listing agent for the seller’s property disclosure, association’s rules and regulation, financial statement if any for the buyer to review
8. Writing and explaining the offer to present negotiate and counter
Executed contract - Administrate to closing
9. Provide information regarding other professionals e.g. attorneys/title companies, accountants, inspectors, contractors,
10. Call for quotes from a variety of companies on search, title policy and closing costs for buyer’s review and decision.
11. Collect escrow deposit check and drop off or mail to attorney / Title Company with contract
12.Help with order of inspections e.g. home inspection, termite, septic, water test(well water), wind mitigation and attend the inspections so that I know the first hand inspection results.
13. If buyer needs a mortgage loan for the purchase, I will follow up with an appraisal report, survey, and loan commitment)
14. Call for quotes for homeowner, windstorm and flood insurances.
15. Review HUD1 Settlement Statement
16. After closing, open account for electricity and county/city water account (out of town buyers)
After closing
