Listing agents, are you aware that your best friend in real estate is a Buyer’s Agent?  Every buyer has a buyer’s agent, and as a result, it’s “love me, love my dog!!”  Where would we be without Rocky, Diesel and Spud, to name just a few? 

The problem with many listing agents is that they have a different definition of their job description than they should.  What is the job description of a listing agent?  It’s to provide all of the information to buyers and their agents to get the property sold.  How simple and yet it becomes a disaster when the listing agent focuses on the work involved and not the end result.

It’s work.  It takes effort to accomplish the sale.  It takes patience, understanding and cooperation to make everyone feel comfortable with the product and with you, the listing agent.  It’s your job!

If you’re feeling like you’re doing all of the work, well, maybe you are.  It’s the buyer agent’s job to introduce the property, and "it’s your job" to make sure the agent and the buyer know the information to create enough interest to make an offer.  It’s your job to make sure that happens.  It’s your job to accommodate that buyer’s agent and buyer.  It’s your job to do whatever you need to do to sell the property. 

Remember what your job description is, listing agent.  It’s your job to get that property sold!!  It’s your job!!!

Barbara, and that is why not every real estate agent is cut out to be a listing agent. Some of them act like it's an imposition for a buyer's agent to ask questions about the listing. Really???

Sharon....you're right.... every real estate agent who wants to be a listing agent needs to have a thorough understanding of what their job entails.... GETTING THE HOUSE SOLD.... AND ACCOMMODATING THE BUYER'S AGENT TO GET TO THAT END.... sometimes the listing agent needs to go above and beyond.... and that's all part of being in the real estate business.... hope you're dodging that storm...

Well, I am with the rest Barbara...I agree.  It's our job as the listing agent to provide an atmosphere to sell that listing.  Being an agitator will only send them away.  Just get it done and quit whining about it lol :)!

Jerry..... some are trained properly and some are not.... those who are blended into the mix without being trained are lost and it's a survival game....the others are professional and know how to represent their clients....

Barbara- What a great post! I am always amazed when I don't get a response to a request to set up a showing or get attitude like I've inconvenienced the listing agent when asking questions. Makes me wonder if their sellers know it's going on. Congrats on your feature!

I want to provide that buyer's agent with as much information as possible to produce a sale. That's why I often contact buyer's agents to see if they need anything else to make a decision. Because agents from all over the Nashville area show houses in Franklin, they may not know all the neighborhoods. By contacting them, I might be providing them with some additional information that could sway the buyer our way. Afterall, that is my job.

Barbara:

I love buyer's agents.  I want them to call me and tell me they have a client who is interested in my listing.  I want them to ask for disclosures and anything else I can answer legally.  I would rather then didn't call at 8 am, but if they have to its OK.

Nice post, as a listing agent there is one thing that I wish were my job (so it would get done), but sadly is the buyers agent to do.  That thing is to make sure that the buyer closely follows the mortgage process.

Barbara, good advice for agents. I list and sell so I work with both buyers and sellers and often do the work of both agents as far as getting things done. When sellers list with a friend from out of the area buyer agents often do a lot more.
