How easy is it to buy a home today  .For some it is very easy for others not so easy . I have been working with a wonderful buyer who contacted be via ActiveRain. She knew everything she needed to. She had been reading my blogs. She knew where she wanted to buy .She even had found the condos on my blog site .The next step was getting hHow easy is it to Buy a home today er pre approved for a mortgage which we did . She also has a super fantastic credit score . This was back in May .Well we submitted two offers and unfortunately lost both. We were getting ready to make a third offer when I contacted the agent to discuss the offer and he bellowed a mortgage don't bother I have a cash deal. When it settled I saw that cash deal was for $15,000 less then our offer . Who was this agent working for ?

She finally found a condo offer excepted! Actually it was the first condo we looked at but it was reduced $15,000 .This transaction was not without its problems .The home inspection had issues but it worked out . Now we are twenty day from settlement and the appraisal comes in $5000 less then the sale price . The seller put in a new heating system and central air cost was $4300 this was agreed as per the home inspection clause and has been paid for and work completed. The appraisal came in low now the seller wants the buyer to pay the $4300 and he will reduce the sale price by the $5000. The buyer is not willing do this . Now we are waiting to see if we have a sale or not . This condo was on the market for well over seven months. How easy is it to buy a home today  ?

The selling agent said the appraiser did not use the right comparable sales

I asked the selling agent if she had met the appraisar with comparable sales . Her answer was "No I did not "

I always meet the appraiser at my listings with comparable sales . If he says he doesn't need them that is fine.

What do you do when an appraiser is coming to one of your listings ?

Hannah, I do try to meet the appraisers and offer any help I can without appearing pushy. If the repairs had been made per the inspection request the seller has a right ot ask, but if the condo is tight on appraisal the seller may have to cave a bit more as well.

Ed  At this point it is a waiting game I guess .. I am home sick with ear invection and sore throat guess I will have to get an indorsement together reducing the price and see if the seller will sign it .

Hannah, I always give the appraiser comps.  Many are not familiar with our area at all....and, frankly, they need all the help they can get!

Suzanne  You are so right . If you do not give them comps and you get cut you have no one to blame but yourself . When I started selling Real Estate I worked in an Appraisal office .That is where I learned the importance of being nice to the appraiser .
