Braemar Property Values: July-August 2012 (Carriage Series)
The slight chill of fall is in the air in Braemar. A slight chill has also hit our local real estate market, thought nothing major. Let's take a look and see how the Braemar Carriage home values held up in July and August. We'll make comparisons to last report (May-June 2012) and last year (July-August 2011.) And in case you are not sure what a Braemar Carriage home is, it is characterized by the lack of attached garage. Rather, it has a detached garage, if it has one at all Not all Carriage home buyers opted for the garage and instead, have a paved parking area in the rear of their home. The models, from smallest to largest, include the Maplewood, Norwood, Oakdale and Parkdale.
There were two Braemar Carriage home sales in July, none in August. The high sold price was an Oakdale that sold for $350,000. The low sold price was a Parkdale that sold for $325,000. The average of these two sales gives us our new average market value for Braemar Carriage homes of $337,500. That represents over a 3% increase since last report and less than a 1% decrease in value compared to last year.
If you placed your Braemar Carriage home on the market, priced to current market conditions, you could expect it to be under contract in less than three weeks. You may not even have to pay any closing costs on behalf of the buyer. Both sales this report had no closing cost help to the buyer. That's due in part to buyer demand and lack of inventory. Buyers are writing the strongest offers they can to secure a home.
The next Braemar Property Value Report will be out in November and will detail sales from the months of September and October.
