Foreclosures starts are down consideribly from the peak in 2008 but experts are expecting 1.2 million new foreclosures and 650,000 loan modifications that will             re-default in 2013.  Source LPS and JP Morgan Chase 12/17/2012

Given the horrible loans in FHA products and pipeline this should come as no surprise.  The numbers then include another 530,000 new mods, 1 million foreclosure sales, and 700,000 short sales. 

By the end of 2013 we should see the shadow inventory decline by 380,000 leaving us still with about 4 million properties. So much for the non-existent shadow inventory.

Hi CJ, Let's hope that fat lady is tuning up.

How are things in Tehachapi? Is ther snow on the ground?

I'm hoping things get better at your end of the valley. I own five acres in Mojave near where they are supposed to build a campus of Cal Poly. I don't get up there very often and I was wondering what is going on. Any information would be greatly appreciated.

Hi Bill:  Light snow off and on nothing really big yet.  The fiscal cliff is going to hold this up once again and depending on the outcome I think we will see more folks get behind on those payments again.   I think Cal Poly is a State University and if so I would not hold my breath for Jerry and the Kids in Sac to approve anything like a new university but one never knows.  Hope you are doing well,  HAPPY NEW YEAR.
