The year ending December 2012 ended on a favorable note if you’re selling your home in Coral Springs Florida, reflecting an almost 16% increase in the median sales price from a year ago December 2011. It also took homeowners less time to get their homes sold this month than from a year ago, taking 37 days on the market compared to almost 59 days last year.

Coral Springs Real Estate Report Market Summary 

• Single Family home sales increased by over 20% this month having sold 95 homes compared to last month's November Coral Springs home sales of 79 homes sold. 
   
• Median price remained steady this month at $289,000.
   
• Distressed Property Sales increased this month to over 42% compared to November’s 2012 rate of over 36%. Were Lenders trying to move their bad debt to finish in 2012, perhaps?:
   
• Short Sales were just over 23% of market sales and
• REO/Bank Owned were just over 18%
• Distressed Sales have continued to haunt many Coral Springs homeowners maintaining 42% of December’s home sales which is up from a year ago December 2011, where just over 40% were distressed sales.

The inventory of homes decreased again during December compared to November’s Absorption Rates of 2.77% to 2.05%; This means that with the current inventory level of homes on the market for sale in Coral Springs, that it will take just over 2 months for the homes to sell; that’s fast.
