What is the Best Way for Buyers to Remember a Seller's Home?

I read an interesting post this morning that discussed how real estate agents may vary their marketing budget according to the price point of the listed property. One of the topics mentioned was the use of brochures or flyers left by the listing agent in the home for buyers to take. This agent felt no matter what the price point, a brochure should be left for buyers.

While I do agree there should be a brochure for buyers, my motives are slightly different than other agents.

The question agents should be asking is:

What is the best way for buyers to remember a seller's home?

I used to print fancy brochures with multiple photos as a takeaway for visiting buyers. I'm not sure there is any real advantage to this method. Sellers like them because they can see where an agent's marketing dollars are spent. I'm not convinced this is the best way to promote a listing. Therefore, I have since stopped this practice.

1021 Whitehall Drive Franklin TNInstead, I print a one page flyer with the exterior photo of the house on it. This flyer lists details such as the MLS number, square footage, number of bedrooms and baths and neighborhood amenties. However, the primary purpose of this flyer is to direct home buyers to a single-property website.

There, they will find lots of interesting information such as what's nearby, community info, area schools, a property map, city demographics, a photo gallery with 40-50 professionally shot photographs and a virtual tour.

This is especially nice for those out-of-town buyers who may not be familiar with the area or neighborhood.

Later, when the buyers are looking at their brochures trying to remember all the homes viewed that day, they can simply enter the single-property website url or use the QR code provided. The buyer gets to see the home all over again.

It's like a second showing.

This gives my seller a visual advantage over the other homes buyers may have viewed. Rather than the buyer just having a piece of paper in front of them with photgraphs, they get an interactive journey into the seller's home with information that may be necessary for them to make an informed decision.

My goal is to have buyers look at a seller's home more than once. They don't have to try and find it in the MLS, Trulia or Zillow. I have provided a simple way for them to get as much information as possible without being distracted by other listings.

The next time you're in a home and you see a fancy brochure, ask yourself, what is the best way for buyers to remember a seller's home?
