Custom Home Buyers Have Choices

Buying a home can be a stressful event. Building a new home from the start can be a bit overwhelming. It can also be fun. I often get questions about what choices a buyer can make when purchasing a new home. The details can be endless. It is important to follow a budget when picking out all the different options as they can get expensive. Some builders allow the new buyers to choose everything and will include anything a homeowner is willing to pay extra for. When signing contracts for a new build, you should understand what is included. The simple choices can take a house and turn it into a home. Some of the smallest details take something drab and can create a sense of belonging inside your home. Choosing upgrades with value can be confusing.

While some choices are included in the price of the home others are upgrades. I like to make sure that buyers are aware of what gives value when personalizing a home and what is a feature that can easily go out of style with little return on investment.

The kitchen is the heart and soul of a home and it always seems to be where a great deal of time is spent. Details in the kitchen seem to be quite popular because of this. Focus attention to the practical side when picking out design and color. Use caution with your choices, while a bit more pizzazz is fun, function should not be overlooked.

Recently I am seeing the back-splash above the kitchen counter an area of expression that has come alive with design, color, style and textures. Mosaic, glass and ceramic tiles are not only beautiful and can be dramatic, they are actually practical. They are easy to clean and maintain keeping water from staining the walls and dripping behind cabinets. So many different styles are available to choose, but keep in mind price and function. The internet is filled with inspiration for your new home. Look to the future as color does lock you in when you want to make changes in a few years. Basics are best and add in color with decorating for an easy transition later on.

The best advice I give to clients is to make sure that you don’t get too crazy with tiny details that nobody will notice. Go for function first. Make sure that what you pick out is going to be easy to maintain and not just be a trend that is gone tomorrow. Your home is going to be shiny and new, and decorating will put that splash of you into the design. Take it slow, and when in doubt bounce off ideas with your agent or consult with a professional. The decisions made now are what you will be living with for years to come.

It is something many don't think about. Luckily many of the builders do make the homes special without upgrades. The ones that want to move walls and add and delete major things end up with a huge upgrade bill that will not translate into any dollar value down the road. They are building for themselves which is okay, but they need to know that the value may not be there in just a few years if they want to sell.

I don't do the micro managing of the build, but I do get involved when it is going to matter for a sale. I work with builders that respond to buyers requests and that helps. If you as a realtor are doing the plans it is not the best use of your time and unless you are a designer etc not going to be in the buyers best interest. I do like to have them bounce plans off of me, but if the home is truly custom they are going to need the architect and perhaps a decorator to get involved. I am more of the person that will say yay or nay in terms of a resale aspect.
