For all you proficient bloggers out there this is my first blog.  I feel like I am dipping my toe in the vast ocean of information and talent.  It is both scary and exciting.  I was introduced to this site via a class I attended at my office Keller Williams Realty in San Rafael, Marin County by a very elequent gentleman by the name of Pat Kitano founder of Transparent Real Estate Technologies to whom I am most grateful.

So about Zillow.  I have been a fan of Zillow from the begining.  I enjoy discussions with my more tech savvy clients about their zestimates.  I do, however, question how they come up with their pricing. For instance on a particular street in Novato, Marin County a 3 bed 2 bath house with 1200 sq ft is for sale for $615K.  On the same street ziillow has priced houses with less sq footage and one bath at $630K and higher.  I assume they get their information from tax records and mls listings and sales but It boggles my mind how they come up with these prices.in this changing market.  I advise my clients to take what they see with a grain of salt.  It's a fun site but I can usually furnish them with a more realistic view.

I beleive your correct in how they arrive at their prices. Reason being the board of realtors across the nation own their IDX's and the information within. They are not going to allow the Zillows of the world access to that info. Thus they go to tax appraisals for the info. But we both know there is a differance between tax apprsaisal and market value so they will always have bad info on their website.
