How do you find foreclosures, short sales, or sheriff sales before they are listed

A customer of mine is having a difficult time locating a high end home in the Lehigh Valley area.  The average home there seems to be about $200,000.  There are very few homes over $500,000.  Could his market be enhanced by locating homes that are about to go in foreclosure?

I know companies charge fees to provide lists of these types of distressed properties.  Lucky for those companies this information is not readily available...or...is it?

It should be of public record. It is here in Colorado. All deeds of Trust are public record. When the lender files election and demand notice to start foreclosure then the public trustee who usually works for the City or County has a list. That list can be accessed in my case by going to my countys web site clicking on public trustee and then downloading the foreclosure list. They also have to post it in the newspaper every week for 4 weeks in the public notices section. Look in those places other than that call the Public Trustees office and ask. There is no way you should be paying to find out this information its of public record. Good Luck

You should be able to go online and look up your counties clerk of the court to see the filed pre-foreclosures. It's free, well at least it is in my area.

In my area-Chesapeake, VA. I dont have to look for them anymore because there are so many in our mls now its crazy.  Its more like how do you find the regular homes forsale by a seller..
