"SPRING" Your Home for the Market - Staging Tips for the Spring RE Market

By
Home Stager with Reinventing Space

This past Wednesday, Chicago's Brook Furniture hosted a home staging luncheon for Realtors & Stagers showcasing their new line.  I partnered with them,  and did a short seminar on  "Perfectly Packaging Your Home for sale for the Spring '08 Market. While doing preliminarily planning, Brook's Kris Augsburger wanted to include the new Pottery Barn vibrant color palette as a special treat for the attendees.  As we all know, "IT"S ALL ABOUT COLOR THIS SPRING!" Every magazine, catalog, both decor and fashion, are filled to the brim w/saturated colors.  We just witnessed the red carpet display this past week at the Academy Awards with movie stars soak in reds, tangerines and yellows.

My seminar inspiration?  A tiny PB fan deck.

                                                                               - my outline was launched ...

Perfectly Preparing Your Home for the Spring '08 Market

Soon, the crocuses will be popping up as well as "FOR SALE" signs.  In today's buyer market, a home has to be perfectly prepped and polished to out-shine the competition.  Here are a few strategic tips to perfectly package your home for the market:

#1 BRUSH UP ON TRENDS -

Educating yourself on new trends in home décor & design will help you make smart updates to your home.  From GREEN products to the latest lighting looks, being in-tune with today's styles will make your home stand out from the crowd.

Refreshing Outdoor "Rooms"                     Mod Metals in Lighting

  "Smart" Appliances

Stamped & colored concrete      "GREEN" Tops (Richlite)

#2 CREATE A "TURN KEY" HOME

Understand that just like you, the buyers of your home have the same lifestyle -BUSY!  By packaging your home as move-in ready, you'll create desire. Never assume that the buyer will want to make changes. Create a home that is perfect "as is!"

  Create Space with closet upgrades

                                                                       Stylish & functional upgrades

  A well heeled exterior

#3 COLOR IS YOUR KEY

This spring color is key!  Although you should always obey the home staging commandment "Neutral Colors Appeal to All," using splashes of saturated color creates, continuity, momentum and flow to a home -both inside and out.

   Scatter Color

The luncheon was a huge success, from the over 50 attendees, colorful gift bags, Brooks new totally hip and hot new staging lines,  and the best baked mac & cheese and lemon squares we've ever tasted - It was a Perfect Packaged Party!

Thanks for sharing this with us, Julea!  We are using a lot of oranges and green lately in accent pillows, bedding, etc.   Those colors photograph so well and bring a certain energy to a room.  I like your ideas for adding color to rooms.  Now I need to add some color to my spring wardrobe and move out of the "winter black" look!

Great blog, Julea.  I love the use of faux lemons in glass containers.

Diana - great point about the use of orange and greens bringing energy into the home!  I just staged a home where I used those very colors.

Thanks everyone - I'm soooo ready for all this snow and cold to be gone.  I want tulips, daffodils and green!

I'm working on a small T.H. model next week.  I was shopping today and haven't quite decided w hat saturated color I'm going with. I'm using Lamb's Ear Green as the accent color for the walls, w/neutral beige, and just picked up some ready-made silk panels in amber, creme and sage stripes.

Sheron,

I have a few of those...

Julea, LOVE that you partnered with Brook for this presentation.  You are 8 years further into staging than most stagers...or at least 4 or 5 more...congrats on your successes there.  Wishing you more fruitful partnerships.  AND, love your presentation.  Very nice job.

Terrylynn,

Thanks - I've been partnered with Brook furniture since 2001.  They have been wonderful associates, and very good friends. We truly work together as a team, and just this week did the staging luncheon, followed by a Realtor office presentation the next day.  I'll do my Model staging this week w/them also.

Barbara,

The tiny amount of inventory I do carry is organized by your great color idea, because isn't that what we're suppose to do?  Create carrots for the buyers....  It is truly amazing how COLOR is in the for-front this spring. And, I was wandering around Lowe's yesterday, and was so pleasantly surprised to see it featured on their counter tops in the kitchen area in products other than granite - Very Refreshing.
