It's Not Necessarily About Selling a House

I've been back dancing in the rain for about a week now.  I've read posts upon posts of people and, as usual, it brings up some great points, but it also causes some concern.

I'm seeing quite a few remarks about how we can get the consumers to buy a house from us.  Basically, don't tell them that the house is outdated in case their tastes are outdated as well, how to court them to have them buy any house from us and how to script what you are saying so that they will buy.

My assertion is that my clients will buy a house from me regardless.  It may not be this house at this time, and that's OK.  I'm going to walk into every house with every client as if I were listing it for them today and point out resale issues (both good and bad), tell them if it's overpriced, fairly priced or underpriced (yes, there are some of those as well).  At the end of the day it's not about making a sale, it's about making a loyal client.  My business model isn't about selling homes just today, or even just this year, or the next five years.  I plan on spending around the next 20 years selling homes.  I will be honest...sometimes even brutally.  I will not pressure them to buy a certain house.  I will find them the right house, something they will be happy in and will be able to resell in a few weeks when they get ready to.  I will even tell some clients that I think it's a bad idea to buy at that particular time.  If they are in town for less than two years (and not wanting an investment property after that) or if they can't seem to make their payments as it is (actually the credit crunch has taken me out of that position thankfully).

To remove agents from the "used car salesman" perception will take years.  Let's try to forward the cause though.  If you are that desperate that you sell a home to people who shouldn't buy it, allow someone to buy something that is priced too high in your opinion, or expect people to buy a house from you within the first couple of homes you might be in the wrong field.  I hear car dealerships are hiring....

Chris: Glad to see you back in the rain. Its all about ethics. I am firm believer in what comes around goes around. I tell buyers the good and the bad because I do not want them calling me in a couple of months after they have closed and saying "Why didn't you tell me about such and such".  Instead I want to call them and hear them say how well the house is fitting their needs.

Good post. There are so many desparate real estate agents out there. They cross the line and in the long run they end up hurting their client. Not a good thing.

Right on Chris. We agree with you totally. We've got a few buyers in queue these days. It;s their time frame always, never ours.

The public needs to read posts like this... all the time.

I'm a consultant.  I don't sell houses.  The house has to sell itself.  I market them, and I solve problems to keep sales on track... but if my buyer doesn't want to buy, I can't make him or her.  And I wouldn't want to.

I have been working exclusively with buyers for 11 years now!  I am amazed how many agents think of buyers -- they are the "necessary evil".  They are the "liars" - I don't care if a particular home sells or not.  It is all about the buyer and how I can help the buyer get all the information they need to make a sound and informed decision.

Great post! CRS instructor Ed Hatch once said, 'the only difference between a great salesman and a con artist is INTENTION.' When agents look out for the best interets of their clients, things are great. When an agent uses his skill tactics to manipulate a prospect, that is terrible.

We must be ever vigilant to distinguish the two.

Great posting, Chris.  I've been in the 'biz now for 1 year and I couldn't agree with you more!  I tell my clients that my job is to help them make the right decision-- no matter if they spend 80k or 800k, or realize now's not the time.   This committment to agency is part of the reason I got into the business.  Right on!

I completely agree with you!  I am ending the first year of my real estate career, and I have truly focused more on quality and quantity because I want to have a reputation for being honest, caring and hard working rather than just a salesperson with a sales pitch.

It sounds to me like you will be in this business for a looooong time :)  I don't think our job is to "sell" anything - it's to help our clients reach their goal, whether it is buying their first home or selling the long time family home.  As long as you are helping them, the rewards will be great.  Maybe not immediate, but great.

It's funny... even working for a builder, I feel the same way.  I want each person I talk with to find the perfect home for them.  It can be frustrating if they have unrealistic expectations, but overall, I work to see if we can provide the kind of home they want, where they want it.  If our specializations and locations aren't exactly what they're looking for, I have a list of trusted agents that I refer them to, because I know those agents will help them find exactly what they need.

As a company, we'll continue to put together educational pieces on how the home building process works, and what buyers should look for.  Again, we don't want every buyer - we just want every buyer to be fully informed and prepared, and able to get the best home possible for their money.  And that's what a good agent helps with too!

Folks coming here for 3 years or less need to rent.  I have discouraged many military families from losing their shirt in the past 2 years. 

They should be able to buy again safely in a year or so.

I tell my buyers you are not buying a pair of shoes you are buying a home. I have taken buyers back to the same home 3 times to make sure it is the right one for them. I don't think that any one should or can talk anyone into buying the wrong home. To push a buyer would make them run in another direction and should. Our job is to listen to what they want and find the home that they are looking for. I never go up in price unless they decided they are not getting what they want at this price. Never show them more then they can afford or are comfortable with the payment. It may not be the one we would pick for them but they have to walk in the front door everyday and want to be home.

You couldn't have said it better.  That was so perfectly stated.  I agree, It isn't about the money- It 's about actually enjoying and having a passion for what you do.  The money is a perk that follows always doing the right thing.  Yes, the money comes in handy, but it isn't the driving force.  Vickie

Wow, everyone!  What a great response!  I wish I could respond to each of you...I'm trying to recoup from surgery and am trying to keep my time in front of this thing down.  I do promise though that most of you are going in my referral box to keep in case I get clients going to different locations!  I'm SO glad that we have qutie a few agents that feel the same way and are ready to help people regardless of their own pocketbook!  This gives me hope for the future!!!!

I think people can tell when you are too much like that and that's when they just want to run away. I don't try to force a house on someone. I wouldn't appreciate someone doing that to me. Besides, you want referrals. You don't want a long list of angry clients that feel bullied!
