Listings that don't show well, don't sell

I recently took a client to a showing of a property and was very disappointed.

The home showed a significant lack of regular maintenance and was dirty beyond description.

Don't think that you can just reduce the price and have the buyer do the repairs, cleaning, etc.. Buyers are not even considering this especially with the amount of inventory on the market. 

If it isn't ready to show don't market the home.  Don't waste your time.

The adage of price and condition is more accurate now than ever.

Couldn't agree with you more! With the amount of inventory on the market, buyers want as close to "turn-kay" as possible.  If a home is "dirty beyond description", as a buyer, I would turn around and walk out. 

In fact my husband & I did that to a few homes, even at the beginning of the boom when there was nothing on the market and homes were selling above asking price.  With two young kids I don't want them "catching" what the sellers are leaving behind.

Hello Larry, it all really winds up being a math problem. 

500 home sellers looking to sell, 20 home buyers looking to buy = Top 20 homes that aggressively compete with price, condition and presentation, will sell.  Home number 21 to 500 will not. 

This is the reality of todays world.  The home buyer of today knows what they want to pay, they know they don't want or don't know how to repair or replace anything and they want to feel good about the space they are in.
