The Boulders is a well-known and well-loved resort and golf community located in Carefree and Scottsdale, Arizona. The community was developed around the two Jay Morrish-designed golf courses and homes and casitas dot the landscape. The Boulders is also home to the The Boulders Resort and Spa, a Waldorf Astoria property.
Housing options vary from smaller "lock and leave" casitas to larger, custom homes. Many of the homes overlook the course and most have views of the wonderful rock formations that gave The Boulders its name.
THE BOULDERS HOMES FOR SALE AND PENDING SALES AS OF JANUARY 16, 2014
As of January 16th, there were twenty-six homes for sale in The Boulders. They ranged from $549,000 for a 1,629 square foot casita with two bedrooms and two bathrooms to $2,427,000 for a five bedroom, five and one-half bathroom home with guest house and 4,952 square feet.
As of the same date, a single home was pending sale. This casita is a short sale and has three bedrooms, two bathrooms and 1,631 square feet. The asking price was $349,000.
THE BOULDERS HOME SALES FOR 2013
This next section covers quarterly home sales in The Boulders for the year.
Sales saw a great surge in Q2 and tapered off in Q3, as we saw in many other areas. What is of interest is that Q4 posted such strong numbers.
Average sales price was up at the end of the year and average price per square foot climbed steadily as the year progressed.
Discounts off of asking price remained relatively level over the course of the year, averaging about 5%.
Overall, The Boulders had a strong year in real estate sales and finished off with good momentum. Inventory is somewhat low, but we may see numbers increase as we head into the high season.
