Whewww! It's been a long and tiring yet successful week. This week has again offered some positive peaks into a changing market.
It started off with a look at a wonderful piece of real estate in Golden Gate Estates. The home was on a great piece of land; just under 3 acres. Unfortunately, after careful discussion with the owner and lot's of consideration given by both husband, wife and myself was that this wasn't the best time in with regard to their current situation to place the home on the market. They recognized that we could not obtain their desired goal for the the home.
These types of listing appointments are upsetting; however it's much better to provide the actual data regarding the current market conditions for the location and not place the home on the market; than to overprice and just become a statistic.
On brighter note I did obtain a sale on one of my listings in Villages of Bonita. The unit is a 2nd floor coach home overlooking a peaceful lake with 2 bedroom + den and 1760 sq.ft. and priced at $180k. There were multiple showings on this unit and nearly had competing offers. I sold an identical unit just 3 months ago for $205k. We are nearing the bottom for this community and you must truly narrow things down to community by community when appropriately determining proper pricing for either seller's or buyer's.
When priced properly; real estate will sell. Regardless of the state or region of the country you're in; the key to selling any home is price, Price, PRICE!
I've now sold a home a month for the past 5 months and have also received 2 more buyer opportunities in April.
Updated statistics also show a reduction in inventory in the Bonita Springs- Estero-Naples area and an even greater reduction in Fort Myers with 38 months and 30 months of home supply respectively. That's a good thing as we need to reduce the available supply of inventory to less than 15 months and we'll start to see that little thing called appreciation!
