How Tim Helped His Clients Win their Dream Home in the City of Fredericksburg
A fellow Keller Williams Realty associate from Reston Virginia referred me to an awesome young couple who are currently engaged to be married. We met for our initial meeting and discussed over a cup of coffee. I discovered that their goals were long term and they had a strategic plan of wealth building... and obtaining several properties that would cash flow for them as they purchased them. We shopped the market and eventually found a gem of a home in excellent shape, and was a short sale. So here's what happened next. We found the home they rated a 9 after viewing it. I went to work and began negotiating on their behalf with the listing agent and the third party bank for approval. Within 6 weeks we received the approval letter for the short sale and they were on their way to closing. I was able to negotiate that the bank pay ALL of their closing costs, and also the appraisal came in more than 10k above the purchase price. What does this mean? It means that my clients purchased a home and paid ZERO closing cost, and walked into their home with over $10,000 in INSTANT EQUITY. My clients were excited and I was super excited.. they've since moved in and loving the property.
