Can't I just sit and enjoy the view for a while?

What do you think is most important when showing homes to Buyers? I was showing homes at Hampton Beach to a buyer that just signed me to be their buyer broker where all homes were walking distance as it is easier to walk than drive. The Buyer said to her daughter I would love to be able to sit and enjoy this view for a while as we were walking from the first home to the second showing,. I turned and pointed out a bench over looking the sand and water that was open.

 

The mom turned and said "oh no, i am good we should keep moving." I could see the look on her face and walked over to guide her to the bench. I sat and pushed over making room. She sat and turned to me and told me last week she was with another agent who rushed them around everywhere and yelled at her for wanting to sit.

The one trait I have is the ability to listen to my clients. To make them comfortable and work at THEIR pace.

 

I can not believe, or maybe I can that an agent would yell at a customer.

 

We sat there and enjoyed the very large waves. We enjoyed the sounds and breathed in the salty air. The buyer had a large smile. She whispered to her daughter in a not so soft voice how Happy she was. She also said that I was a nice young man.

 

She was ready to look at homes again. We saw a few different homes. From listening to her comments I know exactly what she likes and does not like now. In the next couple of days we will come back with her son to see her favorite home and a new listing. She said she was only coming back if I showed them the homes. She added that i would have to go to lunch with the after to make an offer on the one her son chooses.

 

Selling homes is more than just picking homes off a list and going to see them. Each Buyer has their own thing or set of items that are most important to them. I try to quickly Identify them and make them comfortable. Once we find a home to assist them to negotiate the best sales price for that buyer to find their dream home. Then to guide them, inform them and stand by them to the current and next steps in the Buying process.

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. Scott- you said it when you mentioned the word "listening" because that is many sales people fail to do.  Letting someone soak in the view may be just what they need to see if this is where they want to be.

Good morning Scott.  You can rack up a big suggest on this one.  I've actually stopped for my out of state buyers to take pictures of a gorgeous sunset.  What better way to sell the area than with Mother Nature.

That is a really great asset, that being reading a clients emotions and how they make decisions. I am willing to sit and spend as much time that is needed for a Buyer to evaluate a house. It's not a numbers game; its about service.

This is an excellent topic, Scott. I like to see prospects taking a break after two hours of looking at homes. Tired buyers lose their concentration and the houses start to look the same.

Hi Scott,

This is a terrific post and glad you made the time to stop and enjoy the view plus a little rest is good. I think it is never important to rush through a showing and sometimes the view is just what will help the prospective buyers make up their mind. In your case, the mother may really like the house where she benched herself and when they are later deciding, this one may be her favorite. It is important to stay on a schedule but sellers must be flexible when buyers are coming to view the home. Taking a break after two hours is good too and I like to stop in Starbucks so everyone gets a little caffeine to perk themselves up. Suggest!
