The median list price in Bothell this week is $499,990, is up from last week’s median list price of $499,962. Inventory and days-on-market are both trending higher recently. However, the improving Market Action Index (MAI see below chart) implies some increased demand will temper the negative trends.
Average days-on-market: 63 days down from last week’s 64 days. Percent of properties with price decreases: 31% is up from last week’s 21%

Supply and Demand
Home sales in the Bothell have started cooling and prices have been flat for several weeks. Since we’re in the Seller’s zone, watch for changes in the MAI. If the MAI resumes it’s climb, prices will likely follow suit. If the MAI drops consistently or falls into the Buyer’s zone, watch for downward pressure on prices.
