Sure, Mansfield MA has tempted many Norfolk County home buyers. But only Sharon MA has been named the Best Place to Live by Money Magazine. Statistics from the 3rd Quarter 2014 Sharon MA home sales report, many home buyers agree with Money Magazine's assessment.
According to the MLS Property Information Network, 89 Sharon MA homes were sold between July 1st 2014 and September 30, 2014. That's slightly higher than the 88 sold at the same time last year. A 2 bedroom/1 bath 1073 square foot ranch-style home sold for $180,000, $5,000 over the list price. Meanwhile, a five bed/4 full and 3 half bath 5966 square foot Contemporary Colonial in Townsman Estates sold for $1,337,300.
While the average sales price for a Sharon MA home decreased last month, the average for the 3rd quarter actually increased 1.6% from 2013. The highest concentration of home sales were in the $450,000 to $699,999 price range, with 55% of the total Sharon homes sold during the 3rd quarter. The average days a Sharon MA home spent on the market before it went under contract decreased from 63 in 2013 to 55 in 2014.
What does this mean for the Sharon MA Home Buyer? Prices have increased, but only slightly. Of the 89 total sales, 35 sold for at or above list price and 30 were snatched up within 30 days of listing. It is still a great time to buy. A lower inventory has increased home prices a little.
