Some of our real estate transactions create fleeting memories that hang around for a few days after closing and then we promptly forget all about them as they go POOF and something else takes over that position. It seems for me that it's the more challenging real estate listings that I seem to remember for the longest period of time. The listings in which not necessarily the parties to the transaction were a problem because many uproars are not caused by the sellers nor the buyers -- it's those pesky third-party people that can disturb what would otherwise be a nice, smooth escrow.

When you toss the short sale equivalent into it, it seems to open more opportunities to run across more people you'd rather not ever cross paths with in the first place. But there they are. Banging on pots and pans, making noise, disturbing the peace, and you can't call the real estate police on them.

Dual agency is something I flat out refuse to do to.  Last year when my own Aunt wanted to buy one of my listings, I referred her to an agent I trusted.  The ignorance of buyers thinking they will get a better deal with the listing agent representing both sides makes me sick.

I like dual agency no deals just the peace of mind (for me) is there is nothing misunderstood during the transaction.  I have had agents whom I tell something to by the time it gets back to their respective clients it's not what I said.  I put everything into writing including emails and keep them.

Chris Ann Cleland There are situations under which I will do dual agency, but those are situations I choose, not the other way aound.

James Dray I don't go out of my way to try to get myself into a dual agency situation. Agents who do that are generally those who don't allow showings or make showings very difficult for other buyer's agents.
