What agents want from their real estate broker.

I opened my own office earlier this year.  Still, after ten months I have yet to have any agents join my brokerage.   After all, there are lots of systems that need to be in place so it takes time.

But I have interviewed several along the way.  Still, nothing.   I guess its a case of expectations not being met.

One of my goals for 2015 is to bring a few good agents on board.

So far the agents I have met with were either brand new or inexperienced (no closings in over twelve months at current brokerage). 

But the one that stands out was an experienced agent (three years).  He was direct.  He wanted to know what I do to provide leads for agents

When I started in this business twelve years ago it was all about getting your own customers - even in an escalating market.   My broker provided the training but their expectation was clear... develop your business.

It would be quite the job if you came into an office every morning and the receptionist handed you a list of sellers and buyers who are ready to act.

But that is not the real estate business in 2014.   As far as I know it has never been the business.

This agent had never heard of blogging.  This agent had no functional web site that I could find.   This agent was sent an invitation to join Active Rain.  This agent was going to research my web site and blogs (all four) and call me back.

So far, my phone has not rang.  Now I know what he feels like waiting for the next lead to find him.

I have figured out what real estate agents want from a broker... generous compensation,  unlimited leads and no work required.

I have yet to have an agent ask me what I want from an agent.  I wonder why....

It's not clear from your post what you do offer to an agent coming on board with you.  In 10 month you've brought no one on board.  I wonder what you're offering an agent as incentive to come aboard.

Part of the burden is on the real estate schools. Most of the pre-license education deals with legal issues most agents should not touch with a ten foot pole. People assume that when you go "work for" Century 21, KW, REMAX, etc, that the brokerage supplies the leads.

  If prospective agents could see what the actual gig was like, few would finish the course.

I've done some hiring over the years, Gary, and it seems to be prospective team members want one of 2 models - high comp with little support/leads, or a lot of support/leads and a lower comp plan.  Of course, they'd ideally love support, a ton of leads, and a great comp plan - but most understand reality.  I'd personally rather give someone a high comp plan & let them build their business without company leads.

Your honesty about leads is admirable.  It is recruiting season for brokers, and the number of emails and phone calls I get promising me leads is ridiculous. 

I'd rather have an honest broker who lets me run my business!

All agents sure do want unlimited leads.  But they need to understand that there's hard work involved on both sides.

When I was hiring agents, before they could ask "what are you offering me" I would ask why I should hire them...after all the agent works for the broker...not the other way around.

The only thing I promised them was training that would make them the best in the business.  I wore myself out maintaining high standards, so sold the office and moved 400 miles away.

 I love not having agents. (except family)

When I got my license almost ten years ago, no one told me I had to get my own leads.  I found out soon enough and have been doing it ever since.  I'm not using any lead generating services neither.   Having said that, whenever I get recruiting calls I get promised leads!

Leads aren't free, there has to be something in it for everyone. If you provide the lead, the agent has to expect to pay for it. Win/Win.

Gary, I can totally appreciate your perspective and decision. I like having the RE/MAX brand behind me... but this is a company that lets me do it my way so it is like working for myself.

I have been in business several years and it is interesting what motivates Agents to make a move. All say they are looking for lead generation, education and support. I am wondering what other Designated Brokers are doing that meets these desires? I have offered floor time, they do not want to work it. I have offered social media set up help with out much interest. I used to sponsor in house training sessions quarterly that were free to the Agents. Low attendance. So what do they really want?
