Braemar Property Values: January-February 2015 (Ryan Homes)
It's spring break and I hope you are doing something fun with your family. Me? I'm doing what I'm always doing, keeping an eye on the Braemar, and overall Bristow, real estate market to be the best real estate agent I can be for my clients. That also means compiling market reports. This particular Braemar Property Value Report covers the first two months of 2015 and resales of homes in Braemar built by Ryan Homes.
There wree two Ryan homes that sold between January and February. Their final sold prices were $445,500 and $510,000. The average of the two gives us our new average market value for Ryan homes in Braemar of $477,750. That means nearly a 9.5% increase in value since last report and an 18% increase in value since last year. Because Ryan built some really large and some more modest sized homes in the neighborhood, the values can fluctuate quite a bit.
If you placed your Ryan home on the market, priced to current conditions, you could expect it to be under contract in about two months. You could also expect a buyer to request an average of 7/10th of 1% of the sales price in closing cost assistance.
