Question: Mr Blackwelder, How Many Homes Have You Sold To Buyers?

"I'm the guy who brings the market to you.  When the house you love finds you,  I'm the guy who is there to put the transaction together in a safe an logical manner.  I'm there to walk you from contract, through inspections, to closing, in a manner that makes you feel safe."

Mr Buyer said, "That's a lot different from the way we bought our home in Alabama."

"How so?", I asked.

The real estate sales lady said, "I have some houses that are perfect for you.  She kept showing us houses that she liked.  We saw other houses we liked, and we asked about them, but she wouldn't show them to us.  We wrote down the address of on house, called the agent that evening, set up a showing the next morning, and it was perfect.  We bought it on the spot."

I said, "That's why I pull a list of the houses that fit your wish list from the MLS that fit your wishes, then let you choose the houses YOU want to see. I DON'T HAVE THE RIGHT TO MAKE THOSE CHOICES FOR YOU.  I will give you insight and guidance about houses that are in dreary neighborhoods, or houses in poor condition."

Looks like you have found the secret to making buyers happy.  You are right, the house has to sell itself.

The secret is to get laser focused on the features they want in a house.  Next, print out the listings that match their wish list in the area where they want to live.  That may produce 10-30 listings.

Next, make them go through the listings and separate the houses that have potential from the houses that have no potential.  That may whittle the list down to 6-15 houses.  

Sometimes they balk at just 6 houses.  "We thought we would SEE more than 6 houses."  I say, "You did see more than 6.  The MLS computer used your wish list to search the MLS to look at every house, searching for homes that have the features you want, in the target area, at a price you can afford.  You can SEE more houes.  All we have to do is RAISE YOUR PRICE, LOWER YOUR STANDARDS or MOVE OUT FURTHER FROM TOWN.  Which do you prefer?  Oh, you don't want to do that? Ok, let's go."
