San Marino Homes For SaleThis is a recap of San Marino homes for sale, in escrow and sold during the month of May as well as for the first five months of 2015 with a comparison to the same periods in 2014.   All statistical information in this report has been gathered from our local multiple listing service(mls) and does not include all real estate transactions in the city.


San Marino Zip Code 91108 Real EstateThe city of San Marino is located in the West San Gabriel Valley of Los Angeles County and is comprised of single family homes with no apartments, condos or townhomes within its city limits.   Well-known for its well-manicured appearance and tree-lined streets, the city boasts top performing public schools.  Another treasure in the city is the former home of railroad pioneer and philanthropist Henry Huntington which is now the world renown and respected Huntington Library, Art Galleries and Botanical Gardens.


San Marino Zip Code 91108 Homes For SaleThere are currently 40 San Marino homes for sale ranging from $1,200,000 to $17,000,000 with an additional twelve in escrow.   During May 2015, there were 16 mls-reported closed transactions ranging in sale prices from $1,270,000 to $6,625,000 with an average price of $3,101,188(median sales price $2,760,000.   They sold at 100.23% of last list price and for $864.16 per square foot on average.   During May 2014, there were twelve sales.  Those sales ranged from $1,446,770 to $3,980,000 with an average sales price of $2,227,648(median $1,925,000).   They sold at 108.41% of last list price and for $837.64 per square foot on average.


San Marino Real EstateInventory of San Marino homes for sale has jumped dramatically.  When compiling data for this report last year, there were  in the second half of 2014.  At this point in 2013, there were 17 homes on the market for sale versus 40 today.   Yes, there are still multiple offers for some homes but potential sellers need to stay aware of current market trends when it comes to list prices and marketing strategy.

For those of you with specific questions:

Gabe Sanders and Paul S. Henderson, Realtor, Tacoma Washington - the sale to list price ratio is truly based on the specific home.  So far this year that ranges from a home that sold for 86.21% of last list price(final sales price $4,300,000) to a prperty that sold for 23.4% more(final sales price $2,330,000).  I should mention that the 4.3 million dollar home sold for nearly $1000 per square foot.

Alexandra Ron and Alexandra Seigel - with the global economy changing, it has had an impact on San Marino real estate plus many longtime homeowners have seen the values of their homes increase substantially prompting them to consider a move.  The number of homes priced under $2,000,000 is still at a premium and depending on specific home can garner a lot of attention(multiple offers, sales price over list) -- just 25% of the total are priced under $2,000,000 and four of those came on the market in the last few days.
