The Texas Department of Housing and Community Affairs or (TDHCA) has several mortgage products to help more folks become home owners in Texas. These programs are designed to help first time home buyers, veterans and folks who haven't owned a home in the last 3 years. I have listed 4 of the most popular programs Texas offers to potential home buyers.

1) Texas Mortgage Credit Program:

Homebuyers using the (MCCs) receive a reduction in their income-tax obligation of up to $2,000 per year for the life of their mortgage loan. This means more cash available to be a responsible home owner.

2) My First Texas Home Program:

My First Texas Home (MFTH) offers expanded mortgage-loan opportunities to qualifying first-time homebuyers, including government and conventional 30 year fixed-rate mortgage options that can also include downpayment and closing cost assistance.

3)  Conventional Option:

The TDHCA offers a conventional option under MFTH that is ideal for borrowers with limited funds fro downpayment and closing costs, and those who need extra flexibility on credit, income sources, or access to special options, including 97% Loan to Value ratio with reduced-rate mortgage insurance. The (MI) can be canceled at 78% LTV, which can mean long term savings for the borrower.

4) MCC and Loan Combo:
